Ten candidate industrial sites have been identified for purpose-built development. Selection criteria are deliberately narrow: industrial zoning already in place, proximity to grid connection, available substation capacity, land cost, and the realistic feasibility of Development Application approval.
Sites are ranked against those criteria, and a subset of three to five prioritised for first development based on how quickly connection and approval can actually be achieved — not on headline capacity.
Tesseract DC has secured access to 4 GW of existing rural solar and wind generation capacity through options, memoranda of understanding and acquisition pathways. This is the foundational energy input for the Phase 3 platform.
Not all 4 GW will be developed for AI data centre use within the five-year horizon. It is the secured energy pool from which phased AIDC and storage projects are deployed as grid connections and permits are obtained.
